Typically 2 to 4 weeks, depending on title work and county processing times.
How I buy
Sometimes I buy a property myself. Other times I put it under contract and assign that contract to a builder or investor I work with, and they close in my place. Either way, the price and terms you agree to don't change, you close through a title company, and I'll tell you which route I expect to take before you sign anything.
If an offer involves terms instead of all cash, like a down payment plus monthly payments, I'll put that in writing too, so you can compare it side by side with a cash number.
